Become a THA Tenant

The Tacoma Housing Authority operates separate wait lists for all of its programs and properties. Below is information on our application process and eligibility guidelines to become a THA tenant.


The Tacoma Housing Authority is going through a Rental Assistance Demonstration (RAD) conversion. This changes the funding we receive for our public housing properties. Instead they will be funded through a project-based voucher program. Once that is effective, the Tacoma Housing Authority will only open its wait lists when we expect an applicant to be housed within two years of applying.

They include New Salishan, other family communities and our seven apartment buildings for seniors and persons with disabilities. Each one is well-managed, attractive, affordable and nonsmoking.


Tacoma Housing Authority has Income Limits. The total gross annual income must be within these limits at application time and at move-in, unless otherwise noted on the property wait list.  

In addition to income limits, THA will check the following:

Credit, Criminal and Rental History

  • THA will judge whether an applicant would be a good tenant and good neighbor.
  • To help make this judgment, THA will check credit, rental and criminal history.

Citizen and immigration Status

  • Citizenship or legal residency is not required for all members of the household. Only one member is required to be a resident or citizen of the United States.

Note that more people will apply than THA can house at once. THA will place them on a wait list. A person's place on the list will depend on the application date/time, the number of bedrooms right for the household's size, and preferences that THA has established by policy.
